Ottawa Market Snapshot: What’s Hot & What’s Not

October, it seems, has gifted Ottawa with a balanced market where both buyers and sellers can play their hands wisely. Here’s what’s heating up:

  • Home Prices: Average home prices sit at $685,551, with only a 1.4% rise from last year—a calm but steady climb.

  • Market Momentum: Active listings have risen 16.9%, offering buyers more choices and a chance to negotiate.

  • Days on Market: Homes are lingering a little longer, with properties averaging 22 days — giving buyers the luxury of time to find their perfect match.

Indeed, opportunity calls for the savvy buyer this October!

Kat’s Hot Take: Your Questions, My Answers

Q: Is it worth renovating my kitchen before selling?

A: If your kitchen is outdated, a modest renovation can offer a great return on investment. Focus on small upgrades like painting cabinets, adding new hardware, or updating countertops, which can make the space feel fresh without the high costs of a full remodel.

Q: How do I start real estate investing in Ottawa?
A: Begin by developing a clear investment strategy. Focus on high-demand rental areas such as Westboro or Centretown, which offer great potential for steady returns. Make sure to get pre-approved for financing and partner with a real estate agent who knows the Ottawa market well and can help guide your decisions.

Kat’s Cozy Corner: Up Close and Personal

Kat’s Housewarming Hot Toddy

Kat’s Housewarming Hot Toddy

As autumn unfolds and the air turns fresh, there’s a special kind of comfort that makes the search for a new home even more exciting. In this edition of Kat’s Cozy Corner, I’m thrilled to share something just as warm and welcoming as the homes you’ve been dreaming of: my signature Housewarming Hot Toddy. It’s the ideal companion for those calm fall evenings spent browsing listings and imagining your perfect future space.

With the briskness of the season comes the desire for something that soothes both body and soul. And what better way to embrace your search than with a mug of this spiced, comforting toddy? This twist on a classic will keep you warm as you explore new possibilities. Here’s how you can make it at home:

Ingredients

  • 1.5 oz spiced whiskey (adds a warm autumn kick—my personal favourite!)

  • 1 tbsp local honey 🍯 (because Ottawa knows it’s honey!)

  • 1 tbsp fresh lemon juice 🍋 (brightens the flavour with just the right zing)

  • 1/4 tsp ginger syrup 🌿 (for a subtle, spicy twist)

  • 1 pinch of cinnamon (adds that cozy fall vibe)

  • Hot apple cider 🍎 (instead of water, for a unique fall flavor)

  • Cinnamon stick & lemon wedge for garnish 🍂

Instructions

  1. Mix the Base: In a cozy mug, combine whiskey, honey, lemon juice, ginger syrup, and a pinch of cinnamon. Stir well.

  2. Heat it Up: Pour in hot apple cider instead of water—this adds a rich, fall flavour that makes this toddy unique. Stir until the honey dissolves and everything is well mixed.

  3. Garnish & Enjoy: Garnish with a cinnamon stick and a lemon wedge, and just like that, you’ve made Kat’s Housewarming Hot Toddy. It’s perfect for enjoying while you imagine your next home!

Here’s to fall, real estate, and the warm comfort of home. 🥂
