Hello, Sunshine & Sold Signs
March 2025 Release

Hello Beautiful People!
We’re about to close out the first quarter of the year, and spring is right around the corner! The other day, as I was stepping out, I heard birds chirping—happy, confident, and full of life. It actually made me pause, I stood still and listened. There’s something about the change of seasons that always gets me. It’s subtle, but it stirs something fresh—a little lift, a little momentum.
As the weather warms up, colour returns—on the trees, in our routines, and yes, in the market. The pavers are out, roofers are busy, and real estate sellers are getting ready. Spring doesn’t tiptoe—it shows up with a clipboard and a to-do list.
Oh—and a gentle reminder: tax season is upon us! You’ve got until April 30th to file. (You’re welcome 😉)
This Month in Real Estate
The Ottawa real estate market is holding steady, even as broader economic conditions continue to shift. According to the Ottawa Real Estate Board, inventory is gradually rising—giving buyers more options and offering sellers a more balanced playing field. It’s still early, but signs of a busy spring market are starting to show.
Meanwhile, the Bank of Canada held its benchmark interest rate at 5% during its March 6 announcement, citing continued inflation pressures. All eyes are now on two upcoming key dates:
April 16 – Interest Rate Announcement + Monetary Policy Report
June 4 – Interest Rate Announcement
Rising economic tensions between Canada and the U.S.—particularly around trade and investment uncertainty—have some economists warning of possible market ripple effects. These external pressures could slow rate cuts or stir caution in investor-driven segments. Read more via BBC News

What You Need to Know: Understanding Mortgages
Getting familiar with the mortgage process is a key part of any real estate journey. A solid understanding of the basics helps you make confident, informed decisions—especially when it's time to buy or refinance.
What Is a Mortgage?
A mortgage is a loan from a lender—like a bank or credit union—that helps you buy a home. Most people don’t have the full purchase price upfront, so a mortgage covers the rest. You’ll repay it in monthly instalments over 15 to 30 years, including both the loan amount (principal) and the interest.
What Is an Interest Rate?
Your interest rate is the cost of borrowing money. It’s shown as a percentage and determines how much you’ll pay in interest on top of your loan.
There are two common types:
Fixed Rate – Stays the same for the term (e.g. 5 years); offers predictability and stability.
Variable Rate – Can fluctuate with the Bank of Canada’s prime rate; may start lower but carries more risk.
Why It Matters
The interest rate you choose impacts your monthly payments and the total cost of your mortgage. Even a small difference in rates can add up to thousands of dollars over time—so it's worth comparing options carefully.
